On the island of Evia seafront land at Agios Dimitrios for sale.  This large plot of seafront land 4,487 s.m.  is in a quiet location on the west coast of the island. It is bordered by the sea at the bottom and an unmade public road at the top.

The land slopes gently to the sea, with a rocky shoreline which is virtually completely private and has panoramic views across the bay. Its slopes are dotted by mature olive trees.

The land has recently  been re classified as forest which is the equivalent of putting it in a green belt zone. Despite this it  still be possible to develop it for residential purposes.  Because it is sea front land, there is a building line some 13m from the sea. No development is allowed beyond that line. This reduces the developable part of the land to 3,886 sm. Consent for any future development would have to be obtained from the land registry, the local authority and the fire authority. Potential buyers are advised to seek advice from their own professional advisors.

Nor has the island been spoilt by mass package tourism. Despite not having its own airport, access is easy. There is a regular ferry service throughout the year from the port of Agia Marina on the mainland, to Styra. Agia Marina is a 40 minute drive from Athens international airport. The ferry crossing to Styra takes 45 minutes. and Agios Dimitrios is a further 20 minutes by car.

A road bridge at Chalkida is the link to the island from the mainland.  Evia will not be cut off even on the rare occasions of winter weather.
Apart from the usual beach activities, Evia is also a haven for the artist, the writer and bird watchers. Hiking and mountain biking are also popular activities.
