With its wide road frontage it could be possible to develop up to about 300 sm. for residential purposes. Subject to planning permission this could be either one large villa or three smaller ones. Because it is sea front land, there is a building line some 13m from the sea. No development is allowed beyond that line. This reduces the developable part of the land to 3,886 sm.

Evia is the second largest of the Greek islands with 370 kms of coast and some 110 beaches. Stunning mountain and coastal scenery with numerous small bays and coves, make it one of the most beautiful of Greek islands.
The traditional Greek character and atmosphere of the island has been retained. Its coastline is dotted with small fishing villages, whilst mountain villages are still open and working all year round.
Nor has the island been spoilt by mass package tourism. Despite not having its own airport, access is easy. There is a regular ferry service throughout the year from the port of Agia Marina on the mainland, to Styra. Agia Marina is a 40 minute drive from Athens international airport. The ferry crossing to Styra takes 45 minutes. and Agios Dimitrios is a further 20 minutes by car.
A road bridge at Chalkida links the island to the mainland. This ensures that one is never cut off even on the rare occasions when the winter weather is inclement.
Apart from the usual beach activities, Evia is also a haven for the artist, the writer and bird watchers. Hiking and mountain biking are also popular activities.
