EVIA SEAFRONT LAND FOR SALE
- 4,487 s.m
On the island of Evia seafront land at Agios Dimitrios for sale. This large plot of seafront land 4,487 s.m. is in a quiet location on the west coast of the island. The land is bordered by the sea at the bottom and an unmade public road at the top.
The land slopes gently to the sea, with a rocky shoreline which is virtually completely private and has panoramic views across the bay. The land has numerous mature olive trees.
Development Potential: With its wide road frontage it could, subject to planning permission, be possible to develop up to about 300s.m. for residential purposes being either one large villa or three smaller ones. Because it is seafront land, there is a building line some 13 m. from the sea and no development can take place beyond that building line. This reduces the developable part of the land to 3,886 sm.
Water and electricity are available nearby

Agios Dimitrios is a small village where some small scale development is now beginning. It lies next to Almyrapotamos which is a fishing village and small holiday resort, with beaches, waterfront tavernas and a yacht marina plus a small amount of holiday accommodation
Evia is the second largest of the Greek islands with 370 kms of coast and some 110 beaches. Stunning mountain and coastal scenery with numerous small bays and coves, make it one of the most beautiful of Greek islands.
Evia has retained its traditional Greek character and atmosphere and the coastline is dotted with small fishing villages, whilst the mountain villages are still open and working all year round.
Evia has not been spoilt by mass package tourism. Despite not having its own airport, access to the island is easy. There is a regular ferry service throughout the year from the port of Agia Marina on the mainland, to Styra. Agia Marina is a 40 minute drive from Athens international airport and the crossing to Styra takes 45 minutes. Agios Dimitrios is about 20 minutes by car from Styra.
There is also a road bridge at Chalkida linking the island to the mainland and ensuring that one is never cut off even on the rare occasions when there is inclement winter weather.
Apart from the usual beach activities, Evia is also a haven for the artist and writer and for bird watchers, as well as for those who enjoy more active pursuits such as hiking and mountain biking.
